What are the rules for serving a 3-day notice in New York?
Under RPAPL 735, a predicate notice must be delivered to the tenant personally, or if personal delivery is not possible, to a person of suitable age and discretion at the premises and mailed to the tenant. If no one is home, the notice may be affixed to the door and mailed. Each method has its own requirements and timing rules. We serve in compliance with RPAPL 735.
